1141 Broadway, an application for a rooftop retractable awning installation within the Madison Square North Historic District

WHEREAS, 1141 Broadway (“Applicant”) is a 9-story, early 20th-century commercial building located in the Madison Square North Historic District; and

WHEREAS, The building is in the Madison Square North Historic District and was designated on June 26, 2001; and

WHEREAS, The building occupies a prominent location at the corner of Broadway and West 26th Street, near Madison Square Park; and

WHEREAS, The building's location makes it prominently visible from many surrounding view corridors along Broadway, and West 26 Street; and

WHEREAS, The Applicant has applied for new penthouse structure and a retractable awning; and

WHEREAS, The structure proposed in actuality is a substantial aluminum frame to be mechanically anchored to the building plus glass and/or plexiglass walls and doors to contain the retractable awning; and

WHEREAS, The aluminum frame, glazed walls and retractable awning would be very visible from numerous vantage points, including substantial visibility from various vantage points on Broadway; and

WHEREAS, The enclosure would be even more visible at night when illuminated as the proposed extension will serve as a bar and restaurant; and

WHEREAS, The proposed rooftop addition would negatively impact the historic character of the building and the historic district, as viewed from ground level; and

WHEREAS, The proposed rooftop addition design, scale and materials are not harmonious with the historic district and building; therefore, be it

RESOLVED, That Community Board Five recommends denial of the application for a Certificate of Appropriateness for the proposed rooftop additions and changes to 860 Broadway, Borough of Manhattan.
