1155 Broadway, application for façade renovations including new storefronts, a new entrance with canopy, new signage, new lighting, and installation of security cameras

WHEREAS, 1155 Broadway is located on the southwest corner of Broadway and West 27th St, and is a non-contributing structure within the Madison Square North Historic District; and

WHEREAS, This is a 13-story building, used as a hotel, which was constructed in 1991 by Elfenbein & Cox on top of what was originally a three story building built in 1874; and

WHEREAS, Currently, the building has non-historic storefronts and non-historic tower details that pre-date the Historic District designation; and

WHEREAS, The applicant proposes to renovate the existing first floor retail level with Indiana Limestone columns and cornice, black granite base with a flame finish, and soft up-lighting on the columns; and

WHEREAS, The applicant also proposes to renovate the five storefronts with frosted leaded glass transoms, decorative black perforated aluminum panels above the entrances and below the store windows, security cameras to be installed in discreet corners on black façade materials, and pin-mounted stainless steel signage; and

WHEREAS, The applicant is proposing a relocated hotel entrance to the southernmost bay of the building on Broadway with the addition of an entrance canopy to be constructed of black-painted aluminum, frosted glass drops, pin-mounted lettering, recessed soft down-lighting under the canopy, wrought-iron sconces with leaded glass, and blackened steel framed doors with glass panels; and

WHEREAS, The applicant has agreed to remove the second floor awnings from above each window, and we would strongly urge the applicant to consider removal of the large billboard, (although grandfathered and not part of this application), since it is not harmonious with the unique characteristics of this district; and

WHEREAS, The proposed alterations are a vast improvement to what currently exists on the building, and the design and materials are consistent with other nearby building renovations and restorations within the Historic District; therefore be it

RESOLVED, Community Board Five recommends approval of the application by 1155 Broadway, at the southwest corner of Broadway and 27th Street, for façade renovations including new storefronts, a new entrance with canopy, new signage, new lighting, and installation of security cameras, provided that the second floor awnings will not be installed.
